How the numbers work
- Price in rupees is the dirham price multiplied by the rate you enter. The dirham is pegged to the US dollar at about 3.67, so the rupee–dollar rate drives it.
- The DLD fee is 4% of the price, paid to the Dubai Land Department when the purchase is registered.
- TCS is 20% of the amount each person sends abroad in a financial year above ₹10 lakh. The threshold is shared across everything that person remits.
- The LRS limit is USD 250,000 per person per financial year. Splitting the purchase between co-buyers, or across financial years with a payment plan, keeps each person inside it.

Frequently asked questions
Is TCS an extra cost when I buy Dubai property?
Not in the end. TCS collected by your bank appears in your tax statement and is adjusted against your income tax, or refunded, when you file your return. It is cash you need up front, though, so we plan for it.
How much can I send abroad for property under LRS?
Up to USD 250,000 per resident individual per financial year, across all purposes. Family members can each use their own limit when they are co-buyers. Confirm the current rules with your CA or bank.
What fees do I pay on a Dubai property?
The main one is the Dubai Land Department fee of 4% of the price, plus a smaller developer or registration admin fee. Service charges, furnishing and bank charges come on top.
