Is now a good time to buy property in Dubai?

By Karan Kalra, broker owner, REMAX Shree VinayakUpdated 26 October 2026

Short answer: It depends on how long you will hold. Dubai sales fell 38% in the third quarter of 2026 and prices have eased 5% to 15% since the end of 2025, so buyers have more room to negotiate than a year ago. If you are buying for five years or more and choose carefully, a calmer market can be a good time to buy. If you may need the money within two or three years, it is a time to be cautious.

What the figures show

  • Sales have slowed. About 34,000 homes worth AED 72.6 billion sold between July and September 2026, 38% fewer than a year earlier, according to Cavendish Maxwell. Off-plan homes were still 72% of purchases.
  • Prices have eased. S&P Global Ratings, using Dubai Land Department data, puts the fall at 5% to 15% between the end of 2025 and September 2026, and expects a gradual correction rather than a sharp drop.
  • Prime homes dipped too. Knight Frank reports prime prices fell 5% between the second and third quarters, the first fall since 2020, while 412 homes above $10 million still sold in the first nine months of the year.
  • The economy has slowed. Dubai’s real GDP fell 2.3% in the first half of 2026, with real estate down 2.5% in real terms, according to the Dubai Data and Statistics Establishment.

Why it has slowed

The main reason given by analysts is the regional conflict that began in late February 2026, which made buyers more cautious and hit travel and tourism in the Gulf. Cavendish Maxwell says the fundamentals behind demand remain, and that the coming months depend on new launches and how the regional situation settles.

Who should consider buying now

  • Buyers holding for five years or more, who can ride out a softer patch.
  • Buyers who want better terms: developers are competing harder, so payment plans and prices are more negotiable. Ask for terms in writing.
  • Buyers choosing villas, townhouses or buildings with little new supply nearby, which analysts expect to hold up better than apartments.

Who should wait

  • Anyone who may need the money back within two or three years.
  • Buyers relying on rent in areas with many apartments handing over in 2026 and 2027, where rents may stay under pressure.
  • Anyone who would have to stretch their budget to buy.

What to negotiate in a slower market

  • A lower price or a waiver of some fees, especially on ready homes.
  • A longer payment plan, which also helps spread your LRS remittances across financial years.
  • Post-handover payment terms on off-plan homes.
  • A clear handover date and penalty terms in the sale agreement.

Frequently asked questions

Are Dubai property prices falling in 2026?

Yes, modestly. S&P Global Ratings puts the fall at 5% to 15% between the end of 2025 and September 2026, and Knight Frank reports a 5% dip in prime prices in the third quarter. Both expect a gradual correction, not a crash.

Will Dubai property prices go up again?

No one can promise that. Analysts point to continuing demand fundamentals, but the outlook depends on new supply and the regional situation. Buy only what you can hold through a slower period.

Is off-plan or ready property better right now?

Ready homes let you see what you buy and start renting at once; off-plan homes spread the cost but carry delivery risk. In a slower market, both can be negotiated. Compare the two.

How much can I send from India to buy in Dubai?

Up to USD 250,000 (about ₹2.4 crore) per person each financial year under LRS, with 20% TCS on the amount above ₹10 lakh, which you can adjust against your income tax.
