Goa or Dubai: which is the better second home for a Delhi buyer?

By Karan Kalra, broker owner, REMAX Shree VinayakUpdated 26 October 2026

Short answer: Choose Goa if you want a holiday home you will use often, paid in rupees, from about ₹75 lakh for an apartment. Choose Dubai if your priority is rental income in a large, liquid market, or a UAE Golden Visa, from about ₹1.8 crore, with the money sent under LRS. Many families decide by asking one question first: will we mostly use it, or mostly rent it out?

Choose Goa if

  • You will use it yourself several times a year. Short flights and no visa make weekend trips easy.
  • You want to pay in rupees, with an Indian home loan, and avoid remittance limits and TCS.
  • Your budget is under ₹1.5 crore. Goa has good apartments and service apartments at that level; Dubai mostly starts higher.
  • You accept seasonal rental income. Holiday demand peaks from October to March.

Choose Dubai if

  • Rental income is the main goal. Dubai has a deep, year-round tenant market, and foreign buyers can own freehold in designated areas.
  • You want a UAE residence visa. Property of AED 2 million or more can qualify for the 10-year Golden Visa.
  • You want to hold an asset outside India, priced in a currency pegged to the US dollar.
  • You can plan the remittance. Each buyer can send up to USD 250,000 a year, so larger purchases are usually bought jointly or paid over a payment plan spread across financial years.

What the market is doing now

Dubai sales slowed in the third quarter of 2026, and S&P Global Ratings puts the fall in prices at 5% to 15% since the end of 2025, with apartments expected to soften more than villas. That makes developers more willing to negotiate, but rents in high-supply areas may stay under pressure.

In Goa, developers are holding back new launches because construction costs are up about 30% and approvals can take up to two years, which limits new supply. See our market news for the latest figures and sources.

Why some buyers do both

A common plan is a Goa home for the family now, paid in rupees, and a Dubai apartment later as an income asset once the remittance is planned. We can set the full cost of each side by side for your budget.

Frequently asked questions

Is Goa or Dubai cheaper for a second home?

Goa is cheaper to enter: apartments start at about ₹75 lakh, against about ₹1.8 crore for Dubai apartments. Villas in Goa start at about ₹4 crore.

Which gives better rental income, Goa or Dubai?

Dubai has a larger, year-round rental market; Goa income is seasonal and holiday lets need Tourism Department registration. Neither guarantees a return, and results depend on the building, the area and how the home is managed.

Can I take a home loan for Dubai property from India?

Indian banks generally do not lend for property abroad, so Dubai purchases from India are usually funded from savings sent under LRS, often over a developer payment plan. Goa homes can be financed with an Indian home loan.

Do I need a visa to buy in Dubai?

No. Indian residents can buy property in Dubai’s freehold areas without a UAE visa. Property of AED 2 million or more can qualify you for the 10-year Golden Visa.
