What we do for you

  • Shortlist by goal. Rental yield, capital growth, a holiday home or a Golden Visa each point to different areas and unit types.
  • Compare developers honestly. Track record, build quality, handover history and resale demand, side by side.
  • Show the full cost in rupees. Price plus Dubai Land Department fees, registration, service charges, TCS and bank charges.
  • Set up the money correctly. LRS remittance from your own funds, family co-ownership where it makes sense, with your CA and bank.
  • Handle the paperwork. Booking, sale agreement, registration and handover, with monthly follow-ups until it is complete.
  • Stay after the sale. Help with leasing, property management and resale when you exit.

Who we help

Most of our Dubai clients are Delhi NCR investors, CXOs and professionals buying their first property abroad. They want a USD-linked asset with rental income, and an adviser they can meet in person in Delhi.

Dubai now: what we are telling buyers

Updated 21 October 2026

  • Rents are splitting. Asking rents in prime districts fell over the year to Q3 2026, by about 22% in Downtown and 16% in Dubai Marina, while some outer communities rose, such as Al Furjan, up about 15% (Property Finder data, reported by Gulf News, 18 October 2026).
  • Ready homes are selling. Ready-home sales rose about 16% on the quarter in Q3 2026, according to betterhomes, as reported by Khaleej Times.
  • What it means for you. If rental income is the goal, we lean towards outer communities and buildings that hand over sooner, rather than the prime areas where rents are falling. We never promise a yield.
  • Costs to plan for. The Dubai Land Department fee is 4% of the price, on top of the price itself. Property worth AED 2 million or more can qualify you for a Golden Visa.

How buying from Delhi works

  1. Call or visit us. We agree your budget, goal and timeline.
  2. Shortlist. Three to five options with the full cost and expected rent for each.
  3. Reserve. Booking amount paid to the developer's escrow account from India under LRS.
  4. Sale agreement and registration with the Dubai Land Department, signed digitally or in Dubai.
  5. Payments on the agreed schedule, each remitted through your bank.
  6. Handover and title deed, then leasing or move-in.

The rules behind each step are in our guide to buying Dubai property from India.

Frequently asked questions

Can I buy Dubai property while living in Delhi?

Yes. Resident Indians can buy freehold property in Dubai by remitting their own funds under the RBI's Liberalised Remittance Scheme (LRS), up to USD 250,000 per person per financial year. Many of our clients complete the purchase without travelling, and visit at handover. See our guide to buying Dubai property from India.

What is the minimum budget for Dubai property?

Our Dubai shortlists start from ₹1.8 crore, which usually means a studio or one-bedroom apartment in established communities. Golden Visa eligibility through property starts at AED 2 million, roughly ₹4.5 crore depending on the exchange rate.

Do you charge Indian buyers a fee?

For new projects, our commission is normally paid by the developer we hold a mandate with, so you pay the developer's price. Resale purchases and advisory-only work are quoted separately, in writing, before we start.

Which Dubai developers do you work with?

We work with leading UAE developers including Emaar, Sobha, DAMAC, Binghatti, Danube, Azizi, Imtiaz, Ellington, Vincitore and BNW, and with Aldar in Abu Dhabi when a client asks for it. See the projects we sell. We hold formal mandates with every developer we sell.

Do I need a CA as well as a property consultant?

For the remittance and tax side, yes. We coordinate with your chartered accountant or bank on LRS, TCS and reporting the property in your Indian tax return, so the purchase is set up correctly from the first payment.

Beyond Dubai, on request

When it suits your plan better, we also offer Abu Dhabi, Ras Al Khaimah and Umm Al Quwain. Each has different rules and a different demand story, and we explain them before you choose.
