What happened
Dubai recorded about 34,000 home sales worth AED 72.6 billion between July and September 2026, according to Cavendish Maxwell. That is 38% fewer sales and 47% less value than the same quarter last year. Off-plan homes still made up 65% of the value and 72% of purchases.
Over the first nine months of the year, sales were down 23% to 112,580. S&P Global Ratings, using Dubai Land Department data, puts the fall in prices at 5% to 15% between the end of 2025 and September 2026, and expects a gradual correction rather than a sharp drop. Apartments are expected to soften more than villas, because so many new apartments are due for handover.
The reason is the regional conflict that began in late February 2026, which made buyers more cautious and hit tourism and travel in the Gulf. Cavendish Maxwell says the fundamentals behind demand in Dubai remain, and that the coming months depend on new launches and how the regional situation settles.
