What happened
Dubai South recorded 12,428 residential transactions between January and August 2026, 27% more than the 9,788 recorded in the whole of 2025, according to ANAROCK Research’s Dubai South micro-market report, covered by The Week on 26 October 2026. Sales over the eight months were worth AED 15.9 billion (about ₹41,000 crore), already 81% of the AED 19.6 billion (about ₹50,800 crore) recorded last year.
The mix has shifted sharply towards smaller homes. Studios made up 45% of transactions this year, against 19.5% in 2025, and studios and one-bedroom flats together accounted for nearly 76%. Off-plan homes were 94% of deals. The average price was AED 1,656 per sq ft (about ₹42,900), while the average ticket size fell to AED 1.28 million (about ₹3.3 crore), from a peak of AED 2.57 million (about ₹6.7 crore) in 2023.
Aayush Puri, CEO – Residential, Middle East at ANAROCK, said “a lower average ticket size should not be mistaken for a market-wide price correction”, adding that the area is still in a launch-and-absorb phase with a resale market that has yet to mature. Separately, Property Finder data reported by Gulf News on 18 October showed villa asking rents in Dubai South down 12.45% over the year to the third quarter.
